Terms of service
In effect UNSET — effective date
PropertyLab is a simulation. You buy modelled buildings with modelled money in a recorded market. Nothing here is advice, nothing here is a valuation, and no building changes hands in the real world. These terms say what you can expect from us and what we expect from you.
1. Who this agreement is with
These terms are between you and UNSET — legal entity name, at UNSET — postal address (“we”, “us”). Using PropertyLab means you accept them. If you do not, do not use it.
2. Who may use it
You must be at least 13. If you are under 18, you need a parent or guardian’s permission, and they accept these terms with you. One person, one account — a season is a contest, and a second account is a second stake.
3. Your account
You sign in with Google or GitHub. We never see your password for either. You are responsible for what happens under your account.
Your company name is public. Other players see it on every building you own, and it appears in the season’s records. Do not use a name that impersonates somebody, that you do not have the right to use, or that you would not want attached to you.
4. Plans
Explorer costs nothing and needs no account. Investor is paid, needs an account, and costs $9 a month. What each plan includes is listed on the plans page, and we may change what a plan includes — if a change materially reduces what you are paying for, we will tell you before it takes effect and you may cancel and take a pro-rated refund.
5. Payment, renewal and cancellation
An Investor subscription renews automatically until you cancel it. It charges $9 every month on the date you subscribed. We charge the payment method you gave us each time, without asking again, until you tell us to stop.
You can cancel at any time, from Manage subscription on the menu, which opens the billing portal our payment processor runs. Cancelling stops the next charge. Your Investor features continue to the end of the period you have already paid for; we do not claw back the rest of a month you bought.
Payments are taken by Stripe. We never receive or store your card number. Prices are in US dollars and exclude any tax we are required to add, which is shown before you confirm.
Refunds. If you are not satisfied, tell us within 14 days of your first payment and we will refund it in full. After that, and on renewals, we refund on request where you have not meaningfully used the plan in that period. If you live somewhere that gives you a statutory right to cancel a digital purchase, that right stands regardless of anything in this section.
6. Seasons
A season is a fixed run of market history with a start, a length and an end. Everyone in it starts on the same terms and plays the same board.
When a season closes, everything you hold in it is sold at the modelled market price and what it returned becomes your record. This is how a season is scored, and it is not reversible.
We may end a season early — because it is broken, being abused, or cannot continue. If we do, we will say so, and we will score it at the point it stopped. A season ending, early or on time, does not entitle you to a refund of a subscription, because the subscription buys access to the product rather than to one season’s outcome.
7. What you may not do
Do not access the product by automated means, scrape it, or use it to build a competing dataset. Do not work around the limits of your plan, hold more than one account, or interfere with another player’s run. Do not attempt to reach data belonging to anybody else. Do not resell access.
We may suspend or close an account that does these things, and we may void a season record obtained by doing them.
8. What belongs to whom
The product — its code, its design, its simulation and its written content — is ours. Your company name, your profile text and anything you share stay yours; you give us permission to store and display them as the product requires, including to other players and to anyone holding a link you created.
The map is not ours and not yours. It is OpenStreetMap data, used under the Open Database Licence, and the city files this product ships are offered back under that same licence. What that means and what you may do with it is set out on the attribution page.
9. Beta
PropertyLab is in private beta. Features will change, and some will be removed. We try hard not to lose a run, but we cannot promise that a save, a season or a record survives every change, and during beta we may reset data where we have to. Do not treat this as a system of record for anything you care about.
10. What this is not
PropertyLab models real addresses, and every price attached to one is invented by a simulation. It is not an appraisal, an automated valuation model, a listing, a broker price opinion, or a statement about what any building is worth. It is not financial, investment, tax or legal advice, and we are not licensed to give any. It says nothing about the real owner or occupier of any building shown, and nothing about whether a property is for sale.
Do not make a decision about real money or real property on the strength of anything in here.
11. No warranty, and the limit of what we owe
The product is provided as it is. We do not warrant that it will be available, uninterrupted, accurate, or fit for any purpose you have in mind. Some of the data comes from third parties and we do not warrant it either.
To the fullest extent the law allows, we are not liable for indirect or consequential loss, for lost profits, or for lost data. Where we are liable, our total liability is limited to what you paid us in the twelve months before the claim. Nothing here limits liability that cannot be limited, including for death, personal injury or fraud.
12. Ending it
You may stop using PropertyLab at any time and ask us to delete your account — see the privacy policy for how, and what happens to what we hold. We may suspend or close an account that breaches these terms, and will say why unless saying so would make the problem worse.
13. Changes
We may change these terms. If a change matters — pricing, renewal, or what you may do — we will tell account holders before it takes effect and give you a chance to cancel. Continuing to use the product after that is acceptance.
14. Law
These terms are governed by UNSET — governing law and venue. If a clause is unenforceable, the rest stands.
15. Reaching us
UNSET — contact email — for anything in this document, including a refund, a complaint or a dispute. We would rather answer an email than be served.
